The original Property Guys, Richard Spencer and Steve Winder, came together in 2002 to form a more effective team. Richard was a successful real estate agent and investor with 20+ years of experience. Steve brought his young enthusiasm and knowledge of modern methods and technology. They chose the name of "The Property Guys" to reflect their expertise in a broad range of real estate activities including single-family and condominium sales, apartment sales, real estate investment consulting, and property management. After working as a team for five years, Richard retired from real estate sales, and has turned over the real estate investments management to Steve.
Steve Winder has been working as a real estate agent since 2002. Under the tutelage of Richard Spencer, long-time real estate investor and agent, he gained experience in all kinds of real estate sales and investments. Steve has now helped hundreds of people accomplish their real estate goals. He has been managing properties since 2003. In 2004, Steve bought his own apartment building, which effectively immersed him in the real estate investment world.
Sabrina Winder joined The Property Guys in 2008 as a team member, but has been around real estate sales for most of her life. Sabrina's passion is for people. She has always enjoyed getting to know people and tirelessly looks for ways to help them out. She serves as a children's song leader and girls activity leader at church. Sabrina's hobbies include playing and teaching violin, spending time in the outdoors, gardening, and finding a good shopping deal. Her organizational and people skills promise to enhance the team's ability to provide excellent service.

The Property Guys, Inc. offers property management services for small to medium-size apartment buildings, single-family homes, condominiums, and townhomes. Our service area includes Arvada, Westminster, Wheat Ridge, Golden, Lakewood and Denver. Our manager, Steve Winder, has been managing apartment properties since 2003.
We work with you to develop a customized plan to fit your budget and goals for the property. As real estate investment owners ourselves, we can easily relate to what you are trying to accomplish. Your involvement is limited to an occasional phone call about a repair and reviewing a monthly report.
We understand the high cost of vacancies, so when your property becomes vacant, we put our team right to work to get it cleaned and do any necessary repairs. Most repairs are done by our in-house handymen, saving you the cost of hiring an expensive professional. In most cases we can prepare your property for rent in a week or less.
We look very closely at applications when they come in. We review criminal backgrounfds, credit history, rent history, and income. We do our best to ensure you are getting the most qualified tenants.
We show respect and courtesy to tenants while being firm about enforcing the management contract and the rules for the premises.
Our commission is a flat rate. We don't charge fees for getting the unit rented, preparing reports, or showing the unit to prospective tenants.
